Rental Policy

General Terms
25% deposit required to hold reservation. No reservation is guaranteed until deposit is received. If you have told us of your intent to rent the room for the above dates we will tentatively hold the dates for you up to 5 days while we are waiting for payment. The fastest, safest way to submit funds is bank wire transfer into our account. We also except personal checks, money orders, and cashiers checks, credit cards M/C or Visa. Full payment and security deposit due at least thirty days before arrival. If booking a date in the very near future we suggest a direct bank wire to our account. Personal checks cannot be accepted less then 30 days before check in.

Refund Policy
Full refund of deposit amounts less cost to administer refund (if any) will be issued if cancellation is made at least 60 days before check in date. No full refunds promised if cancellation is made after 60 days prior to check in. If canceling after that we will try our best to rent the condo for those days. If we are able to rent for any or all of your days that amount will be refunded to you. Of course damage deposit is always refundable regardless. We do have a no-refund policy for renters who choose to vacate the property. We do suggest purchasing renters insurance as we do not allow refunds due to any unforeseeable cancellation reasons beyond yours and our control.

Security Deposits and Refund
Security deposit less damage or incidentals if any, but usually the day after check out cleaning. You agree to pay for all damage to the rental apartment caused by either you or your guest. If the damage is over the deposit amount you agree to pay the additional difference personally or by credit card. If the apartment is left extremely dirty an extra cleaning fee will be access. Security deposits cannot be applied to any balance due. Deposits made by credit card will be automatically released no later than 14 days after the check out date and upon satisfactory inspection, keys are left in the condo in usable condition.
Lost keys - there is a $75.00 lost key charge per key

Release From Liability
Use at your own risk. Renter assumes all liability from use of rental apartment.
you agree to release from liability everyone including, Gary Lincicum, Manaloa company, respective Association's Of Apartment Owners, All respective parent companies, Affiliates, Subsidiaries, Officers, Directors Committee members and Employee's. They will not be held responsible for any claim whatsoever whether personal or property, irregularity, or delay and reserve the right to make any changes or alterations as deemed necessary. Acts of God, strikes, and other conditions are beyond our control and will not be held liable in such events.
